Do NOT delay. If your home is on fire, do you wait for someone to tell you to "Get Out!"? "NO!".
WHAT TO DO BEFORE-DURING-AFTER THE STORM

BEFORE the STORM
> Watch Weather forecasts (Kinston AccuWeather).
> Have a "Family Plan" including a "Rally Point".
> Prepare for the worst while expecting less...
> Where is a copy of your Renter's Insurance Policy? Keep it handy...know where it is. IF YOU NEED A COPY, call your Insurance Agent -or- Register with the Insurance Carrier to access your Account and Policy Online.
> Fuel Up all cars and trucks.
> If your rental house has gutters, you should be keeping them clean. If you see leaves, sticks, straw in the gutters, clean them out not before the storm.
> Go to ATM and withdraw CASH (power goes out and you can't access your bank account).
> Buy NON-PERISABLE FOODS (you can't keep bread for weeks, but you can saltine crackers). Jar peanut butter. DON'T BUY MILK! The power will likely fail!
> Own a generator? Change the spark plug, oil and filter. Flush the tank and fuel line with fuel conditioner such as SeaFoam. Fuel it up and crank it checking proper operation... You can buy gasoline which, if not needed for generator can simply go into your automobile gas tank when the need is ended.
> BE CAREFUL regarding carbon monoxide. Use common sense and avoid the "CO" DANGER. Any gasoline engine or fuel burning cooker does produce CO which, if concentrated, will KILL YOU AND YOUR FAMILY!
> BUY SEVERAL POLY-TARPS at LOWES, BIG BLUE or WALMART. Buy 3: BIG; MEDIUM; and, SMALL. Unwrap ONLY if you need to use them; examples, ROOF SHINGLE GONE OR A HOLE IN THE ROOF, BROKEN WINDOW, etc. Once the Storm is past, if you did not need to unwrap/use them, take them back to the store for a refund!
> REMEMBER, any direct or close "hit" by a Hurricane means NO POWER for days! Services and stores will likely be closed for days AND the supply of staples will be limited.
VFMR is a Rental Management Office. It is NOT "9-1-1". We will be in the same situation as you. So, DON'T DELAY. Get as ready as you can. If it happens, stay safe and take a deep breath. Rember the words, "This too shall pass!"

DURING the STORM
* You are responsible for: Your personal safety and that of your family's; your personal property; and, to safe guard the rented house from undue damage.
+ If the roof is leaking, cover the floor and/or use collection buckets until repair help can arrive.
+ Close ALL storm window and storm door glass sliders to keep excessive rain water out of the window and door casing.
+ TURN DOWN the refrigerator/freezer thermostat to coldest possible setting. If you are fortunate and your power does not fail, don't forget to restore the temperature settings to the original position (milk and eggs will freeze!).
+ If your power goes "OFF", do not OPEN THE REFRIGERATOR DOOR OR FREEZER DOOR. WAIT UNTIL AFTER THE STORM... with luck, the power may be restored. If you do NOT open the doors, refrigerator will keep foods for up to 4-hours with no power and freezer is 48-hours full of food or 24-hours half-full. More information below.
+ No power means No lights. BE CAREFUL with candles... Do NOT allow young children to be responsible for burning candles or other forms of fire.
+ Do NOT cook indoors with propane grills or cooktops when power is off... Flames create carbon monoxide -and- The risk of accidental fire becomes true.
+ YOU are responsible for your personal property... Appliances, Flat Screens, Computers, clothing, furniture, etc... This all adds up to a LOT OF MONEY... YOUR MONEY! Neither the Landlord, nor this Agent/Manager have any insurance coverage protecting you against the loss of your personal property. UNDER THE LEASE TERMS; which you signed, YOU are to have RENTER'S INSURANCE protecting your Property as well as your liability, if you make a costly mistake damaging the rented home. CALL YOUR INSURANCE AGENT EVERY SIX (6) MONTHS and be sure your coverage is up-to-date and enforce.
IMPORTANT... As stated above, take care of your family and yourself.. take care of your personal property.. You are required to own insurance, but you do not want to go through the hassle of a Claim, Right? ALSO REMEMBER... YOU are responsible for Consequential Damages to the rental home/apartment IF you do not take appropriate actions when something goes wrong. You CANNOT THINK, "It's not mine, so why should I do anything?" That would be a very costly attitude. Remember, BE PREPARED!

AFTER THE STORM PASSES
» ELECTRICAL FEED. Check to see if the power lines (the one coming from the power pole to the side of your house) is undamaged. If a limb struck this line, it may be damaged or even "down". If damaged or down, DO NOT GO NEAR IT! IT MAY STILL BE ENERGIZED AND IT CAN KILL YOU!
» ROOF DAMAGE. GO INTO EACH ROOM of your home and check for any roof leakage (water stains or even damaged ceiling). Move your personal property from beneath the leaking area. Use buckets or (if you purchased one or more) poly tarp to cover/protect the floor as well as any personals you could not move (such as a bed). IF the roof has a hole and you have the ability, use one or more of the poly-tarps you purchased to cover the hole... nail the tarp to the roof... it's already damaged, so some nails are okay... Go on the roof ONLY if you can do so without risk to yourself or your family. Your safety and that of your family is the first consideration!
HOW TO TARP A ROOF WITHOUT NAILS.  Make all reasonable efforts to secure the house and document the damage... Use your cell phone to take pictures of the room and then the damage or the house and then closer pic of the damage. You will send VFMR via SMS text, your cellphone images [(252) 468-0660]. BE SURE to include the numerical number of your house address (a picture works!) and one or two word description, I.E. - Roof damaged or Ceiling collapsed. Alternately, you can email the damage information to vfmr@_____.com(you should know the email address).
» Refrigerated or Frozen FoodsIf you lost power for more than a few hours, GO TO THE USDA LINK FOR INFORMATION ON FOOD SAFETY!  FOOD SAFETY

» Take pictures of damage to your personal property. Your Insurance Company will need proof of the damages/loss. You cannot repair or discard personal property for which will will file a loss claim with your insurance company... Their Adjuster may need to "see" the damage. You may protect your personal property as well as the rental home from additional or continuing damages so long as you do not put yourself or others in danger by doing so. Stay Safe!

1. Management Office is in the same "fix" you are... It may be many hours or many days before anyone can come to your assistance. So, BE PREPARED!
2. Local, State and Federal Emergency Assistance will be strained. The same thing applies... It may be many hours or many days before anyone can come to your assistance. So, BE PREPARED!

Personal Property Inventory Tool (Courtesy The Travelers Insurance Company). How to create an Inventory/List with documentation IF you lose your personal property because of a fire, flood, storm or other major disaster.

How to prove you own it and prove reasonable value to an Adjuster. [NOTE: If you do NOT own Renter's Insurance, you will not need to take any pictures or document any damage to your personal property as there will be NO coverage for your loss.] Check with your Insurance Agent who carries your car insurance... Coverage for personal or real property is USUALLY NOT BOUND UNTIL THE 30TH DAY AFTER YOU HAVE PURCHASED THE COVERAGE. The latter is a general rule, so just be sure to check with your Insurance Agent or shop Insurance locally or online.

"How can I make it through this?"
Life is not alway fair or kind. Things happen. But, it is IMPORTANT you "take control" and do the right thing by those to whom you have made promises or entered into mutual obligation. This refers to the written Lease terms.
Regarding the Lease terms, these are "sacred" and not situation or happening can alter those terms.
BUT, WHAT IF SOMETHING HAPPENS THAT INTERFERS WITH YOUR ABILITY TO ACT IN ACCORDANCE WITH THE TERMS YOU HAVE SIGNED?
Here are some examples and what the LESSOR expects in each situation:
  • LOSS OF INCOME due to reduction in work hours for any number of reasons (business decline, illness, poor performance, personal life interference, legal problems, domestic problems... and more).
Regardless of what has happened, you MUST be proactive, not only to protect your name and reputation, but also to honor your promises and obligations.
Most of the time, bad things have a way of letting us know that particular time or thing is near... Exceptions: Unexpected and serious illness or death.
Relationships, job performance, company business (to support the need for your employment), domestic issues... just about all of those situations would come "at no surprise".

People don't plan to fail. They fail to plan.
Regardless of the situation, saying nothing is the ABSOLUTE WORSE THING to do if your world is unraveling. Don't let ANYTHING be a "surprise" for the LESSOR (VFMR).

IF you know something is "coming" and will "likely" affect your ability to honor the Lease terms, DO NOT let your actions (contrary to the written Lease) come as a surprise to the Rental Office (LESSOR).
Sometimes, LESSOR and TENANT can find a way to bridge a bad time/event, if there is reason to believe the situation will get corrected.
Failure to give LESSOR full, complete (and if you saw it coming) advance knowledge, you will place yourself and your loved-ones in a very bad position.

IF you are affected by any negative events, IT IS VERY IMPORTANT you IMMEDIATELY provide LESSOR with "proof" of the situation.
Just saying it does not make it so, RIGHT?
Letters from Income sources (your Employer, any fund such as SS Disability, SSI payments ending due to child becoming 18-years old, something that will interfer with your ability to take care of your housing... ANYTHING... requires written/verifiable proof.
You cannot just "say so".
In representing the Property Owner/Landlord, VFMR is "charged" with enforcing the agreed Lease terms, including, but not limited to the collection of the rent and any other sums due under the Lease and/or the your reasonable care and use (which includes all necessary utilties for safe and proper living).

CHOICES. There are three (3) things which EVERYONE can agree and fully understand.
As a human being, we must have:
  1. FOOD. Without food, you starve.
  2. FUEL. When it is cold, you have to have heat or you may become sick or even die.
  3. SHELTER. Without shelter, you are homeless.
These three (3) things are the very basic essentials for each of us. With children, we never want them to go hungry, to be cold or have no place to call "home".
As adults, we can tolerate a lot. But, it is NEVER fair, proper or ethical to put our family or others (to whom we make promises) in a poor position.
We do what we must... a car is none of the three basic needs... new clothes or fashion is none of the three basic needs... personal habits such as tobacco, alcohol or legal gambling are of more importance.

In the written LEASE, the LESSOR will enforce those terms by legal means. This is never free and the costs are high...
  • Just a small Late Fee and legal Complaint fees represent between 50 and 60 gallons of milk... It is sometimes more meaningful to use loss of things for our family than to just say, "...could cost you $166". So, what is this amount of money worth to your family and yourself?
  • A Judgment of Record for failing to honor the Lease (if not satisfied before reporting) is extremely damaging to your credit history. You can run, but you cannot hide... derrogatory history.
  • Failed Promises are like alcoholism... Enough said. Each time you fail to deliver on a promise, you are taking pieces of your integrity and destroying it.
From this LESSOR's position, this type of thing does not happen very often (Thank Goodness!).
REMEMBER... People don't plan to fail. They fail to plan!





What's your best insurance against calamity?

Advance Preparation + Renter's Insurance

So, what is your plan? Does your family and you have a plan? If separated, where do you meet up? Hey, the cell service may be broken. The weather outside is not kind and maybe even dangerous.
Something happens to your home and you cannot stay indoors.
What do you do?
Well, hopefully you have a plan.
Regardless of issue... house fire, broken pipes causing interior flooding, etc...
First and Foremost. Protect your person and that of your family. You can replace and restore "things". But, your person and that of your family might not be repairable and is certainly not replacable.
Secondly. Protect your personal possessions to the best of your ability.
ALWAYS ASK THIS QUESTION: "Is it safe?" Is the location and situation secure enough to avoid any personal injury or death?
If so, proceed a quickly and safely as possible to secure and protect your personal possessions.
Finally, and not to be ignored, Protect the Leasehold, your home. You must act safely and reasonbly to prevent further damage to the rented residence. You may not own the "brick, mortar and land", but it is YOUR HOME.
If you suffer loss of your personal property, you need to document the loss and call YOUR Renter Insurance Company or YOUR Insurance Agent (the one who sold you the Policy). The LESSOR/Landlord/Owner/Agent has NO coverage for your personal loss. This is why you are required (by Lease terms) to purchase and own your own insurance protection.




Catastrophy On Large Scale
This is the worst case scenario. Truthfully, nothing in our mortal life lasts forever. We certainly don't.
